The more dense a development is, the more strain it puts on our local roads. Higher density zoning allows the potential for thousands more vehicles in our neighborhoods. Our sleepy cul-de-sacs will become the main thoroughfares for the development, with major bottlenecks likely at Latoria Dr. and Happy Valley Rd.
How the current proposal might affect traffic:
1. The newly proposed RS5 zoning will allow the developer to proceed to develop without a comprehensive plan for the parcel. Therefore, it’s possible that the final density of the parcel may be much higher than the original traffic assessment was for. How will the city account for changes in density over time? The lack of clarity and uncertainty around this in the proposal is unacceptable.
